Property compliance that doesn’t stop at 5pm.

AESS supports real estate agencies and property managers with more than a yearly compliance visit. We provide smoke alarm work, day-to-day electrical maintenance, urgent fault response, tenant access coordination and after-hours electrical support as part of an ongoing property relationship.

The practical difference

A managed property rarely has just one kind of electrical problem.

A smoke alarm can fail. A hot-water circuit can trip. A tenant can lose power. A point of attachment can need rectification. A damaged fitting may need to be made safe immediately. AESS is set up to deal with the broader electrical picture rather than treating compliance as a stand-alone annual event.

01

Compliance work

Smoke alarm installation, replacement, servicing and fault finding, with property records and job outcomes handled through the normal maintenance workflow.

02

Everyday maintenance

Power points, lighting, fans, switchboards, hot-water electrical faults, appliances, damaged fittings and the other jobs that arrive in a property manager’s inbox.

03

Urgent support

Electrical faults do not always happen during office hours. Established property-management clients can access after-hours electrical support, subject to availability and the agreed service arrangement.

More than a scheduled visit

One contractor who already knows the property.

The value of an ongoing arrangement is continuity. When AESS has already worked at a property, the next fault is not starting from zero. We can see the previous work, understand what equipment is installed and communicate with the managing agency in a consistent way.

✓
Known site history
Previous electrical work and maintenance context can be carried forward into the next job.
✓
Direct tenant coordination
Where authorised, AESS can arrange suitable access directly with the tenant and keep the agency informed.
✓
Owner approval workflow
Where additional work is identified, we can report what was found so the property manager can obtain the appropriate approval.
✓
Electrical issues beyond compliance
The same relationship can cover the switchboard, POA, lighting, power, appliances and other electrical faults.
How jobs flow

Built around the way property managers actually work.

AESS can take a work order from the agency, coordinate access, complete the electrical work and return the job information through the agreed process. The aim is to reduce the amount of chasing required from the property manager.

1

Work order

The agency sends the job details, property information and any owner-authorisation limit or special instructions.

2

Access

Where authorised, AESS contacts the tenant to arrange access and attendance.

3

Repair or report

We complete the authorised work or report back where additional approval or a larger scope is required.

4

Close the loop

The managing agency receives the job outcome and invoice through the agreed maintenance process.

Property electrical services

From smoke alarms to the incoming supply.

A managed property can move from a five-minute fault report to a much larger electrical issue very quickly. AESS can handle the small jobs and escalate the bigger ones when required.

C

General electrical

Fault finding, power points, lighting, ceiling fans, hot-water circuits, appliance connections, switchboards and electrical repairs.

D

Make-safe work

Damaged fittings, electrical hazards, storm-related issues and faults that need to be isolated or made safe before permanent repairs.

E

Switchboard upgrades

Assessment and upgrade options when older protection, main switches or installation condition become part of the maintenance issue.

F

Renovations & larger works

When a maintenance issue turns into a larger owner-funded upgrade, AESS can scope and quote the broader electrical project.

Portfolio support

Useful for one property. Better across a portfolio.

The more consistently maintenance is managed, the easier it becomes to keep records, identify recurring issues and avoid reinventing the process for every property. AESS works with agencies that want a reliable electrical contractor relationship rather than a different name for every type of fault.

Annual compliance arrangements

AESS can discuss recurring property-compliance arrangements with agencies and landlords that want smoke alarm support tied into their broader electrical maintenance relationship.

  • Scheduled compliance activity
  • Fault support between scheduled visits
  • Electrical maintenance through the same contractor
  • Portfolio-level discussion rather than one isolated property at a time

We do not publish a one-size-fits-all portfolio price online. Property numbers, geography, access expectations and service scope all affect what the right arrangement looks like.

Why agencies use AESS

Local electrical capability behind the compliance program.

Electrical contractor first

AESS is a licensed electrical contracting business, so broader electrical faults do not need to be handed off simply because they sit outside a smoke alarm task.

Established since 2004

We have long-term experience with domestic, commercial and property maintenance work in and around Toowoomba.

Practical communication

The goal is simple: tell the agency what we found, what was done, what still needs approval and what can wait.

Common questions

Property-management FAQs.

Do you provide emergency after-hours electrical support?

Yes, for established real estate and property-management clients, subject to availability and the agreed service arrangement. The exact response depends on the fault, safety risk, location and whether an immediate attendance is necessary.

Can you contact tenants directly?

Yes. Where the agency or owner authorises us to do so, AESS can contact tenants directly to arrange access and attendance.

What happens if the technician finds more work than was authorised?

Where the issue exceeds the agreed work order or approval limit, we can make the situation safe where necessary and report the additional work back to the managing agency for approval.

Can you manage smoke alarms and normal electrical maintenance for the same properties?

Yes. That is one of the main benefits of the AESS approach. Smoke alarm work can sit alongside the broader electrical maintenance relationship rather than operating as a completely separate service.

Do you work outside Toowoomba?

Yes. AESS is based in Toowoomba and works across the Darling Downs, Lockyer Valley, Western Downs and surrounding South East Queensland regions. The most practical service arrangement depends on property location and the type of work required.

Can we discuss a portfolio arrangement?

Yes. We can discuss the number of properties, geographic spread, smoke alarm requirements, maintenance workflow, access expectations and after-hours needs before agreeing on an appropriate service arrangement.
